The staff at Kelley at Samuel Ave recommends that you begin your apartment search 45 to 60 days before your desired move-in date, in order to give you the greatest range of options to choose from. However; even if you have a more limited or even immediate timeframe, we can certainly help you!
While walk-ins are always welcome, securing an appointment, especially during our busiest period over the weekends, is highly recommended.
Appointment times vary in length, depending on the number of apartments you choose to see. We generally recommend allowing 1-2 hours for your appointment.
You will need to present a valid, government issued, photo ID to tour the community. It’s also a good idea to bring any documents that may be useful in the approval process; job offer letters, past rental contacts, check stubs, any co-signer information, as well as a preferred payment method, so that we may start processing your application.
At the time of your application, you should always be prepared with your application fee, administrative fee and security deposit.
Each person over 18 must fill out an online application. Each applicant must pay a non-refundable $50 application fee. There is a one-time $150 administrative fee per apartment. You may pay these fees online with a credit card or checking account. Fees apply for credit card payments. It typically take 48-72 hours to process an application.
The Kelley at Samuel Aves offer 6-15 month lease terms, based on availability and our lease expiration schedule.
  • Two pets are permitted per apartment home.
  • Refundable pet deposit is due per animal.
  • Non-refundable pet fee is due per animal.
  • Monthly pet rent is due per animal.
  • Deposits and fees are subject to policies set forth in the application agreement and are subject to change.
  • The maximum combined pet weight per apartment home is 100 pounds.
  • The following dog breeds and any hybrid thereof are not permitted: Akita, Alaskan malamute, American Bulldog, Chow, Doberman Pincher, German Shepherd, Giant Schnauzer, Great Dane, Husky, Wolf (all types), Mastiff (all types), Pit Bull Terrier (including Staffordshire terrier and Staffordshire bull terrier), Rottweiler, Shar-Pei, and St. Bernard.
  • Exotic animals such as ferrets, snakes, rodents, or lizards, or poisonous animals such as tarantulas, insects, and certain types of fish are not permitted. Specific animal, breed, size, number and weight restrictions and fee and deposit requirements will not apply to qualified assistance animals.
To refer a friend to live at Kelley at Samuels Ave, please have them list you as their referral source on the guest card during their first initial visit and on the application form. Current residents are eligible for a cash bonus, subject to terms and conditions.
We do not offer furnished apartments, but we do work with Cort Furniture who will help you furnish your new home before moving in.
No. The application and administrative fess are non-refundable once they are submitted.

Once your application is approved, you will receive a Welcome Home letter with information to set up your utilities and parcel pending.

For regular maintenance requests (non-emergencies), we encourage you to make them through our online Resident Portal, where you can submit and track requests. You may also call our leasing office during business hours.
A maintenance emergency is defined as a water leak no heat/cooling, backed up plumbing, etc. During business hours call our leasing office at 817-348-0631. After hours please call 817-348-0631 and choose option #3. For Police, Fire or Medical Emergencies, call 911.
If you have a noise complaint during business hours, please contact the main office. Outside of business hours, please call 817-348-0631 and choose option #4 to reach the courtesy officer.
During normal business hours and upon verification of the Resident’s identity, the management office will grant Resident(s) entry to the apartment home at no charge. After-hours access will be provided by Management for a fee of $50; access will be granted to leaseholders only and must provide a valid ID.
